Frequently Asked Questions
What does the UK Stamp Duty Calculator calculate?
It estimates standard residential Stamp Duty Land Tax on a property purchase in England or Northern Ireland, using the property price and completion date.
Does it include first-time buyer relief, non-UK-resident SDLT or higher rates?
It supports a declared first-time-buyer scenario where every buyer qualifies and the price is within the applicable dated cap. It also supports a declared sole individual buyer for the 2% non-UK-resident surcharge and for an additional property worth £40,000 or more where they are not replacing their main home. It excludes joint buyers, spouses/civil partners, entities, inherited interests, refunds, main-home replacement and other complex circumstances.
Why does the completion date matter?
SDLT bands can change. The calculator uses the completion date to choose the relevant dated standard ruleset.
Does this apply in Scotland or Wales?
No. Scotland uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT). This calculator is limited to England and Northern Ireland, with direct official guidance links above the scenario declarations.
How is the tax calculated?
The price is divided into SDLT bands and each slice is multiplied by that band’s rate. The displayed band rows add up to the total estimate.
Are the results guaranteed?
No. This is an estimate only. The applicable tax treatment depends on the transaction and your circumstances.
Where can I check the rules?
